The indicative mortgage interest rates are showcase interest rates. They are the mortgage interest rates advertised by lenders, usually without taking into account individual creditworthiness and property value. Not all lenders publish guide interest rates. Lenders with unfavorable mortgage rates, in particular, tend to avoid publishing indicative mortgage rates.

Important: The actual mortgage interest rate based on your individual situation may differ from the guide interest rates. Depending on your creditworthiness and the value of the property collateral, among other factors, the interest rate you can obtain may be more or less favorable than the indicative mortgage interest rate. Many lenders also allow negotiation. In the case of online mortgages, the published interest rates are usually the actual interest rates that you will receive.

Fixed-rate mortgages are the most widely used in Switzerland. A fixed-rate mortgage has a fixed, predefined interest rate that remains the same for the entire term of the mortgage. The terms of fixed-rate mortgages usually range between 2 and 15 years. But there are lenders who offer 20-year and even 25-year fixed-rate mortgages.

Buying a home with a mortgage is the largest financial transaction most of us make. Typically, a bank or mortgage lender finances 80% of the home's price, and you agree to pay it back - with interest - over a set period. When comparing lenders, mortgage rates, and loan options, it's helpful to understand how mortgages work and which type may be best for you.

In most mortgages, a portion of the amount borrowed (the principal) plus interest is repaid each month. The lender will use an amortization formula to create a payment schedule that breaks down each payment into principal and interest.

If you make the payments according to the loan amortization plan, it will be fully paid at the end of the established term, for example 30 years. If the mortgage is a fixed rate, each payment will be an equal dollar amount. If the mortgage is variable rate, the payment will change periodically as the interest rate on the loan changes.

The term, or length, of your loan also determines how much you'll pay each month. The longer the term, the lower the monthly payments. The trade-off is that the longer it takes to pay off the mortgage, the higher the total cost of buying the home because interest will be paid for longer.

The cost of borrowing is rising as mortgage rates continue to skyrocket, and that will impact the bottom line for homeowners and borrowers alike. The average fixed rate on a 30-year mortgage reached 5,27% in early May, the highest level in more than a decade. So those waiting for rates to drop can wait a while.

Rising inflation is one of the reasons we can expect rates to rise. In March, the consumer price index (CPI) rose to 8,5%, its highest level since 1981. Another catalyst was the Federal Reserve's rate hike of 50 basis points in May, the largest increase in more than Two decades.

“Aggressive inflation will force the Fed to raise interest rates multiple times this year and actively pursue quantitative tightening,” says Lawrence Yun, chief economist and senior vice president of research at the National Association of Realtors (NAR). “That's why mortgage rates have skyrocketed recently. Rising mortgage rates will inevitably lower home sales in the coming months and slow home price appreciation.”
